Providing that one can respect and is familiar with the rules and regulations,
purchase of property in Turkey is relatively simple, safe and without any risk.
Each transfer of ownership is registered at the Land Registry Office. After the
transfer of ownership the new owner receives a proof of ownership, the
so-called “tapu” (proof of registration at the Land Registry Office). The Land
Registry Office is managed by the municipality. For the exchange of deeds the
“old” and the “new” owner should be present at the Land Registry Office in
person with their identity papers, a set of recent passport photos and the full
name of their father. Moreover the presence of a sworn interpreter is required
when either the buyer or seller is of foreign nationality.
In the event of there being an existing legacy, a legal will drawn up in the country
of origin is officially recognized. If there is no legal will, then the Turkish
law of succession is applied.
With the exception of certain regions (for instance military areas) the Turkish
land registry law (section 2644) permits the purchase of property anywhere in
Turkey. The exchange of deeds is executed exclusively at the Land Registry
Office. The proof of registration (tapu) is publicly recognised, in other
words, property taxes are only levied on the amounts stated in the tapu.

PRESENCE OF A SWORN INTERPRETER. NEVER ACCEPT A TRANSFER OF OWNERSHIP THROUGH A
LAWYER, A NOTARY OR THROUGH SO-CALLED FRIENDS OR ACQUAINTANCES!

All additional costs relating to the purchase of property, like conveyance tax,
costs for the sworn interpreter, the preparation of documents and tapu, special
taxes like school tax, and tax for public institutions have been included in
our property selling price.
Another important part of our purchase contracts is the so-called conveyance
protocol. All repairs or other activities relating to your new property, to be
executed by KILINC Real Estate, are defined in this protocol.
The payment of the variable costs with respect to your home – such as electricity,
water and telephone – can be taken care of through us or, if you wish, we can
open a bank account for you for the automatic payments of these costs. By doing
so you ensure that everything operates properly. Our KILINC Team would be most
willing to assist you in opening a bank account and arranging other matters at
various authorities.
